Our knowledge of the market dynamics, combined with the specificities of the desired home are the basis for a honest and fact-based negotiation on all aspects of the deal. The achievement of a confident relationship with our client along the whole process is also the key to a mutually satisfactory conclusion of the transaction.
Although we aim at obtaining a price reduction for our clients, it is also important to note that a seller is obliged to accept an offer at the price and conditions she set herself, as expressed in the mandate she gave to a realtor.
In parallel with and after the acceptance of the offer, we'll include a number of important partners in the process:
- a 'notaire' (notary) whose role is not only mandatory by Law, but also very useful for checking the title of the property and helping on tax and structuring aspects of the acquisition; the notaire will negotiate the transactional documents terms with the seller's notaire; the first document to be signed is called a 'promesse de vente' (promise to sell) and constitues the Signing;
- a tax lawyer for making sure our clients tax issues are properly addressed;
- a technical expert who will provide a technical analysis of the property, including recommendations for improvement works as the case might be; the help of an interior designer and / or of an architect can also be contemplated;
- if the acquisition needs some outside financing, we'll also bring specialized brokers and banks;
The goal of assembling a complete team of highly qualified professionals is securing the Closing of the acquisition within 2 to 3 months after the Signing, as well as providing a high level of comfort to the seller with regards to our clients ability to conclude the transaction.
