Based on the thorough discussions with our clients, we build a precise list of criteria by order of importance, knowing which ones are 'a must' or those that are only 'nice to have' ones. From there, we use a mixed approach using both the power of AI search and the critical analysis of human judgment.

Our team has developed a state of the art set of AI agents that can perform a quick and extensive search of all publicly available sources, exclusively filtered by our clients criteria.

A fondamental part of our search process is visiting and maintaining regular discussions with the 'local neighborhood' real estate agencies trusted by local owners. These independent realtors often list properties that are not found on websites and are thus key to a successful search.

A special attention is also placed on the 'off-market' part of the search, which can represent up to a third of the potential homes in the higher end segment of Paris homes. We mobilize our network of trusted partners, patiently but surely built over decades.

While permanently and continuously improving our agentic search, we first and foremost apply our personal skills and lifelong business experience for the selection of a short list of potential relevant places to visit, with the highest probability of successfully targeting our clients specific desires.

With all sources, and depending on the specific brief we have, we can shortlist between 5 and 20 different places to visit without our clients. We then make a strict selection of the 3 to 5 most relevant homes that we present to our client, including our own pricing analysis together with a negotiation strategy. As often as practically possible, we invite our client to come to Paris and visit them together with the objective of agreeing on an offer with the seller for one of them.
