Regulatory Background

We operate under the legal framework called 'Loi Hoguet' that regulates the business of realtors in France.

Following these regulations, we have obtained an Operating Licence for transactions known as 'Carte T'. Our registration number with the Chambre de Commerce de Paris Ile de France is CPI75012026000000292. It is valid until June 2nd, 2029.

Our Insurance is provided by GALIAN-SMABTP - 89 rue La Boétie, 75008 PARIS. The contract reference is n° RCP_01_511354U.

Fee Schedule

Strategic Coaching:

The strategic coaching service is not governed by the Loi Hoguet framework. A fee between €5,000 and €15,000 will be charges, depending on the client's current main residence location and the estimated complexity. According to the French tax rules, is not subject to VAT for USA residents as it is not related to a specific real estate property.

Home Search and Negotiations:

Such transaction fees are subject to VAT in France, currently at a 20% rate.

The fee schedule is applied by tranches in order to eliminate threshold effects. It is based on percentages applied to the various portions of the Price Before Transaction Costs ('frais de notaire' and seller's realtor fees).

Fees (including 20% VAT):

Tranche Up to €500,000: 4% of the Price portion in this Tranche

with a minimum of €20,000

Tranche from €500,001 to €1,000,000 3.5% of the Price portion in this Tranche

Tranche from €1,000,001 to €1,500,000 2.5% of the Price portion in this Tranche

Tranche from €1,500,001 to €2,000,000 2% of the Price portion in this Tranche

Tranche Above €2,000,001 1.5% of the Price portion in this Tranche

For example, for a Price of €1,500,000, the Fee would be €50,000 incl. VAT.
